In Duval county, it may take 3 years or more to bring your tax lien certificate to a tax deed foreclosure sale.  During that time you take a significant risk of having the property go through demolition.

Many properties show a structure on older online maps, but in reality.....the structure has been demolished.  And the purchased tax lien property is an empty lot.  Now the investor runs the risk of the property not being worth the aditional back taxes due to bring that property to sale.  Which includes the cost of demolition.

A number of investors recently have already discovered that they have purchased properties at auction that appeared to have a structure, house or building for example, only to find out that the structure had been demolished.
